A big jump in traffic

There was a major jump in traffic on Monday. I looked around the stats trying to find a reason. Then a friend called me and told me the Rental Agreements site http://www.rentalagreementsdiy.com.au/
was in the weekly TV guide liftout in Monday's Sydney Morning Herald.

It was headed "Lease on Life"
"Here's something for the first time property investor; a sometimes funny guide to the legalities of becoming a landlord and other issues associated with renting out properties."

I couldn't have said it better myself.

My US attorney is sorting that out for me

Does that sound cool?

My US attorney is sorting things out for me.

We are getting closer to our USA launch. We have just appointed a lawyer to review and improve our rental agreement contracts for the US market. We are getting just a little excited now.

We just keep getting more and more visitors to our Australian site. Both Yahoo and MSN have kicked in now. Combined they are nowhere near google but it has boosted our daily averages all the same.

Save money with a sigh

We bought a stove on the weekend for one of our properties. We went to a superstore thing where there were three electrical goods retailers in the one complex.

The first retailer had a price of $799 plus delivery of $50. We asked for their best price. They reduced it by $20. The second retailer had a price of $780 plus $50 delivery. We interrupted the salesman surfing the web. He grunted when we started asking questions so we just left.

The third had a price of $790 plus $40 delivery. It was now time to play.

My wife and I play good guy, bad guy when we buy things. It is not something we plan. She is very attractive with a friendly manner. I am fat, bald and ugly with too much sarcasm and cynicism. So the roles come naturally to us.

The salesman told us his price. $790 plus $40 delivery. I sighed. Nothing else. No words, no argument - just a sigh. He dropped the price by $20.

I then groaned. He offered free delivery. A sigh and a groan got me a $60 discount.

I then said "you are making me bleed" and started to look like I was walking away.

The final price was $740 including delivery. The total negotiation took 3 or 4 minutes. Not sure what your hourly rate is but to save $90 in after tax money in 3 or 4 minutes equates to a fantastic saving.

Lots of people are embarrassed to ask for discounts. It makes them feel cheap I guess. Who knows why. I have been involved in sales all my life. It always amazes me how few people try to negotiate price. They are giving away money needlessly. What have you got to lose?

Does a logo make me look more professional?


I have added a logo to my website http://www.rentalagreementsdiy.com.au/

I reluctantly put it at the top. I would have preferred text to stay there. It used to have the words Rental Agreements DiY with a h1 tag.

Again I am nervous as to what this change might do to my rankings. Things are getting better in all search engines. I am ranking higher and higher in google. I come up first in a variety of searches and on the front page for lots more.

I have also just booked a 4 day web marketing seminar in March. It sounds interesting. I will let you know what happens.

Rental Agreements diary

I started this blog simply to promote my Residential and Commercial Tenancy Rental Lease Agreements Landlords Kits. You can find these kits at http://www.rentalagreementsdiy.com.au/

My intention originally was to put in some kind of article each day discussing different aspects of private property management.

But how much can I really say without repeating myself. And does anyone really care. So this has turned into more of a diary of the beginning of a new site. I am discussing various aspects of search engine optimisation and the successes and failures of the site.

It is Saturday morning and I need to get up from this computer and go and enjoy the day. Have a good weekend.

It won't heal if you keep picking at it

Had a play with the site today. Not sure what will happen. I ramped it up with a few little changes and added some keywords. I am now wondering if I am going to hurt my rankings rather than enhance them. I will stop now and see the result in a few days I hope.
