Today Australia. Tomorrow the World

So all has been a raging success with my Australian website helping landlords with rental tenancy agreements. There has been considerable interest in our Commercial Property Lease agreements. http://www.rentalagreementsdiy.com.au/

The web is a beautiful thing.

Analysis of our web logs show we are increasing traffic daily. A reasonable proportion of our traffic is from outside Australia. Understanding web stats is a mixture of art and science. If you begin from the concept that you should not believe the numbers then you will be on your way to getting full value from your analysis. If you doubt me, run your web logs through a few different stats systems. Look at your google analytics. None of them will be the same. Who can tell which one is right? So ignore the actual numbers.

Just because the logs say traffic originated from a particular country does not mean it is true. Web logs need to be viewed more from a ratio and comparison point of view. You need to look at trends over time to get anything meaningful out of it.

Even discounting the inaccuracy of logs we can see people from a range of countries outside Australia are visiting our site.

Let's be quite clear here. They are not visiting for entertainment. Except for various witty (some may say sad) remarks scattered throughout the site, there is no fun here.

People are here for a purpose. They have a need to satisfy. They have some problem that compels them to look at my dry information site instead of visiting bikini babe sites as they should.

So being a kind soul I would like to help them satisfy their needs. Watch out as we take over the world.

Should throw a keyword or two in here as I am probably still talking to myself.

Wow. Yesterday I sang a song of love to search engines and today that article is catalogued and ranked highly on a variety of key words.

So back to work today. All the gurus say I need to keep feeding my blog meaty chunks of information. I am finding it tedious already.

I have not checked if any humans are interested in what I have to say on this blog. Enjoy the long weekend

It's Sunday morning and now in the middle of the long weekend. Too much food at our Australia Day BBQ yesterday.

Rental Agreements DIY is a totally online business so it is open 24 hours a day. There were quite a few visitors on Australia Day. But interestingly we had our biggest day last Thursday. My theory is people were sorting things out on Thursday to add Friday to their long weekend. It is almost mandatory for Aussies to find a reason to turn a 3 day weekend into a 4 day weekend.

We can test this theory around the Easter break to see if it is similar.

Happy Australia Day

It's Australia day. A day for beach, bikinis and a BBQ. I don't look good in a bikini. It must be the beard.

Google loves me

As you can see by the text under my name on the left hand side the whole purpose of this blog is to improve my ranking in Google. Apparently it has a positive effect with Yahoo as well.

I don't really know if this is true. All I know is my site was catalogued by Google within 3 days and within a week I was exceptionally well placed in various keywords and phrases.

I have owned a web hosting and web design business for over 10 years so I guess I know what I am doing. But I was pleasantly surprised with the quick results.

The Rental Agreements DIY site is performing very well with more and more visitors each day.

I am semi retired so not really chasing a lot of work however if you have something that takes my fancy I am happy to have a look at it.

Property self management

Most property investors use a real estate agent to manage their investment property. Not everyone has the time or personality to properly screen and select prospective tenants, do the paperwork, organise rent collection and deal with the various challenges that arise.

Some people find owning and managing their investment properties to be a rewarding and interesting experience. They are not afraid because they are aware of a fundamental truth. Most people are good. Most Landlords are fair and honest people who want the best for themselves, their families and their tenants. Most tenants are fair and honest people who welcome an harmonious relationship with their landlord.

The fact is, it is rare for landlords and tenants to have relationships with conflicts. That is probably why these rare negative experiences become emphasised in our minds. There really are not that many bad people out there. They just seem to move around a lot.

Ending a tenancy

Someone once said all good things must come to an end. So sooner or later your tenant will decide to move on and you start the process of finding the right tenant again.

Most tenancies end by your tenant giving you written notice to terminate the lease agreement. You negotiate times for access to show prospective tenants according to the terms of your agreement. You arrange a final inspection date and time, compare the current condition against the agreed condition report signed at the start of the lease and negotiate for payment of repairs due to your tenants occupation.

Creative financing

I have been reading some interesting articles today about Dymphna Boholt, Josh Hunt and Rick Otton.

Dymphna Boholt within just one year she had accumulated a $3.5 million property portfolio, boasting $1.55 million in equity and totally replacing the income she was earning as an accountant working 40 to 60 hours per week.

Josh Hunt purchased Fitzroy Island in 2007 for $100,000,000. He went from zero to building a massive real estate empire in 9 years.

Rick Otton is CEO of We Buy Houses. Rick's success has been achieved through recognising property profits can be maximized when you start to create strategies relating to the terms under which the property is acquired or sold.

They all had very interesting ideas on investing in property. Dymphna focuses on buying real estate with positive cash flow. She claims they are out there. All you have to do is look.

Josh Hunt and Rick Otton have used creative buying and selling techniques to achieve positve cash flows and increased equity. Purchase properties at a discount, get the seller to finance you and then sell it on with vendor finance.

I have no experience with these types of strategies but I found them to be very interesting reading. It has made me assess my current holdings and the way they are financed. It is early days yet as I am still hyped by their motivational style of writing. I am getting out the spreadsheet and having a play with some of these ideas to see if they make sense to me.

Has anyone out there has any experience with the ideas from any of these people? Not just read about it, but actually implemented any of these strategies?

Understand your investments

I like investing in property because I know what a house is. I have lived in houses or units all my life. I know the difference between Mosman and Marrickville .I can easily find out and compare market prices.I understand no more land is being made. My chances of success are far higher if I get involved with something I understand.

It's pretty simple really. Find a house. Get a mortgage. Find a tenant. Collect some rent. Pay some bills. Wait a few years. And just like magic you will find yourself richer than when you started. You might wonder if you could have made a better return by investing in the share market. Regardless, you will be richer both financially and emotionally from the experience. It doesn't even matter if you pay too much for the property. Time will heal that mistake for you.

Finding the right tenant

The tenant who pays 12 months rent in advance, all cash.no paperwork, no questions asked might seem like the ideal tenant but repairing those bullet holes in the walls and ceilings can take a bit of the gloss off the situation.

Private property managers tend to attract prospective tenants who may not want to go through a real estate agent. Sometimes the reasons are innocent enough. This may be the first time this person has ever taken out a lease. They do not have previous references and find it hard to have any success with agents. But sometimes you will attract the very wrong kind of people. They can be hard to spot because they have more experience than you in manipulating your emotions leading you to bad decisions. Beware the hard luck story. Don't be a charity and feel you need to house the world. That's what the Salvos are for.

Killer Doors Death Squadron

We have a section of our flat where there are three doors all within arm's reach of each other. To me they just appeared to be ordinary functional doors. But no. These seemingly inanimate objects soon revealed their sinister personality.

The first instance of any trouble was my first property inspection with some new tenants. One of the doors had a fist sized dent in the main panel about head height. The tenant said the door had rapidly swung shut as he was walking in and he put his hand up to protect himself.

This was a mystery. No one had pushed the door to make is close. It is unlikely the wind caused it. I arranged for the door to be repaired, wished my tenant well and left.

On my next inspection I was horrified to find all three doors had extensive damage. It was obvious what had happened. These doors had formed an unholy alliance and launched a coordinated attack on my unsuspecting tenant. Thankfully he knew how to take care of himself. He beat those doors to within an inch of their lives. I commented how lucky he was the brick walls didn't join in or he could have been seriously injured.

Not wanting to put my tenant at risk I suggested he might want to find somewhere else to live. Eventually he agreed this would be best.

We had an exorcism performed to remove the evil spirits and put in new solid timber doors. I suppose this was risky. If the doors ever joined forces again, being solid core they could cause some real damage. Luckily, so far we have had no further trouble.
