Creative financing

I have been reading some interesting articles today about Dymphna Boholt, Josh Hunt and Rick Otton.

Dymphna Boholt within just one year she had accumulated a $3.5 million property portfolio, boasting $1.55 million in equity and totally replacing the income she was earning as an accountant working 40 to 60 hours per week.

Josh Hunt purchased Fitzroy Island in 2007 for $100,000,000. He went from zero to building a massive real estate empire in 9 years.

Rick Otton is CEO of We Buy Houses. Rick's success has been achieved through recognising property profits can be maximized when you start to create strategies relating to the terms under which the property is acquired or sold.

They all had very interesting ideas on investing in property. Dymphna focuses on buying real estate with positive cash flow. She claims they are out there. All you have to do is look.

Josh Hunt and Rick Otton have used creative buying and selling techniques to achieve positve cash flows and increased equity. Purchase properties at a discount, get the seller to finance you and then sell it on with vendor finance.

I have no experience with these types of strategies but I found them to be very interesting reading. It has made me assess my current holdings and the way they are financed. It is early days yet as I am still hyped by their motivational style of writing. I am getting out the spreadsheet and having a play with some of these ideas to see if they make sense to me.

Has anyone out there has any experience with the ideas from any of these people? Not just read about it, but actually implemented any of these strategies?
