We have been getting a lot of questions lately about rent increases from both landlords and tenants. I suppose it is a sign of the times.
Just for you we have compiled a summary of rental increase rules for each state and territory in Australia. This information has been obtained by visiting each state govt website responsible for residential tenancy. I can't begin to tell you how exciting that was. My mind went numb by the time I had visited the 3rd one so we cannot guarantee the accuracy of the information. That is just a way to throw in a disclaimer as we did double check things.

Rental Increases
South Australia, Tasmania, Victoria, Western Australia
Ability to increase rent during tenancy only if specified in tenancy agreement.
No sooner than 6 months from start of tenancy or date of last increase.
60 days notice of increase
Australian Capital Territory
Not in first 12 months then only once per year for existing tenant.
8 weeks notice.
New South Wales
Ability to increase rent during tenancy only if specified in tenancy agreement.
No increase during fixed term.
60 days notice outside of fixed term.
Northern Territory
Ability to increase rent during tenancy only if specified in tenancy agreement.
No sooner than 6 months from start of tenancy or date of last increase.
30 days notice of increase
Queensland
Ability to increase rent during tenancy only if specified in tenancy agreement.
1 month notice.
